The offer
How long until my site is live?
7 days on Listing Desk, 10 on Brokerage Floor while the AI agents are trained on your listings and roster, and 15 on Portfolio Scale with the content engine running. The clock starts at the onboarding call, not at purchase, so the sooner the form is in, the sooner you are live.
Can the site handle every listing our brokerage has active at once?
Yes. Listing pages are generated from your IDX or MLS feed rather than built by hand, so ten listings and a thousand listings involve the same setup work. Status changes on the feed, such as a listing going under offer, appear on the site without anyone editing a page.
What is the listing lifecycle board, exactly?
It is the logic that decides what a listing page shows based on its status: a coming-soon listing gets an interest form because it cannot take showings yet, an active listing gets the full gallery and a showing request button, an under-offer listing stops soliciting new offers while staying visible for search traffic, and a sold listing closes the loop and points to similar active inventory. The page follows the status pulled from your feed automatically.
Getting started
What happens straight after I buy?
You fill in the onboarding form and submit it. It asks for your brokerage details, your agent roster, the markets you cover, your IDX or MLS feed credentials, your brand and where enquiries should land, and it takes about 20 minutes. If something is missing, submit anyway: you can send the rest by email or raise it as a ticket in your client portal, and it will not hold up the build. We then run one onboarding call to fill any gaps and agree the launch date.
What is the client portal?
It is your account with us, and you get it the day your site goes live. From the portal you request revisions, raise a support ticket for anything that needs attention, send us files you still owe us, and message our team directly. Everything to do with your site runs through it, so nothing gets lost in an inbox. You never log in to the website itself; we handle that side.
Do you need our MLS or IDX credentials before you can start?
We need them to wire the listing feed, but not to start the build. Layout, roster pages, market pages and brand work all begin from your onboarding answers; the feed connection is one step in the process and can follow within the first few days if your board takes time to process access.
Revisions and the client portal
What counts as a revision, and what happens after five?
A revision is any change request you send, and there is no limit on how much goes into one. A new agent profile, a new market page, updated brand colors, a different photo set: each is one revision. So is something much larger. "Add these four new agents and their listing categories" is one revision, not four. 5 are included every month. After the fifth, each additional revision is a flat $20, with no cap on how many you can buy and no hourly billing anywhere. Every revision is completed within 2 to 5 working days, whatever the size.
How do I actually request a change?
Raise it in your client portal. You describe the change, attach anything we need, and it lands with the team as a tracked request so you can see where it is. You can also email us or reply to any thread with our team, and we log it for you. Unused revisions do not roll over to the next month.
Can adding a new agent to the roster count as a revision?
Yes. Send us the agent's photo, bio, specialties and CRM destination for their enquiries, and a full profile page goes live as one revision within your plan's turnaround.
Articles
What do the researched articles actually cover?
Market and neighborhood questions your buyers and sellers search before they contact your brokerage: what a specific neighborhood is like factually, how a local process such as a disclosure period works, or what a coming-soon listing means for a buyer. Every figure is tied to a named, cited source, and we never publish an invented statistic or a valuation claim, because that judgment belongs to your agents.
How many articles do we get, and how long are they?
2 a week on Listing Desk and Brokerage Floor, 3 a week on Portfolio Scale, each 2,500 to 3,200 words. They publish to your site's blog and are linked from the relevant market pages so they support the pages doing the selling.
The AI Engine
What does the AI Engine actually do?
It answers factual questions about a specific listing, books showing requests, and replies to enquiries across site chat, SMS, Messenger and Instagram around the clock. It is configured not to give pricing, valuation or investment guidance and to hand any such question straight to the assigned agent, because that judgment call belongs to a licensed professional, not to us.
Does the AI Engine ever give buyers or sellers advice?
No. It is deliberately scripted to stay factual: listing details, availability, showing scheduling and general process questions. Anything that reads as advice, a valuation estimate or a negotiation question is handed to the assigned agent immediately, with the conversation history included.
What is the call-analysis PDF?
On Brokerage Floor and above, every call handled by the AI Engine is summarized into a short PDF so an agent can read the gist in about thirty seconds instead of relistening to a recording. It flags the caller's intent, the listing discussed and any follow-up requested.
Hosting and management
Is hosting an extra cost?
No. Hosting is included in the monthly fee and never billed separately. Your site runs on Cloudflare's global network with SSL, CDN, DDoS protection and unmetered bandwidth included. There is no hosting invoice, no SSL renewal, no bandwidth overage and no surprise line item in month four, even with a large photo-heavy listing catalog.
What happens to page speed as our listing count grows?
Page speed stays guaranteed at 90+ regardless of how many listings are live, because listing photos are resized and delivered at the resolution each visitor's screen needs rather than loaded at full size, and pages are generated from your feed rather than hand-built one at a time.
Domains
Do I have to pay for a domain?
No. One domain is included free for as long as your plan is active, registered in your name through Cloudflare Registrar or Spaceship, so you own it outright. If you already have a domain we point it at the new site instead and nothing changes for people who know your current address. If you ever leave, tell us where to send the domain and we transfer it at no charge.
Can each office in a multi-office brokerage use its own subdomain?
Yes. A multi-office site can run each office on its own subdomain or its own path under one primary domain, whichever matches how your franchise or brand agreement already structures things.
Moving from your current site
Do we lose our current listing URLs if we switch to ListingWebStudio?
No. We map your existing listing and market page URLs to the new site structure and add 301 redirects during launch, so links already shared, bookmarked or ranked in search keep working instead of breaking.
What happens to our current IDX or MLS integration during the switch?
We reconnect the same feed to the new site as part of onboarding, so listing data keeps flowing without a gap. The old site stays live until the new one is confirmed working, and we schedule the DNS switch for a low-traffic window.
Billing and cancellation
What do I actually pay, and when?
You pay the monthly fee for the tier you choose up front: $137, $297 plus AI usage, or $747 a month. The $797 one-time build fee is invoiced only after your site is live and you are satisfied with it. Domain and hosting are inside the monthly figure.
How do I cancel, and how much notice do you need?
Email us and say you want to cancel. Your message must reach us at least 2 business days before your next invoice date, during business hours, which are 9:00 to 17:00 Central Time, Monday to Friday. A message sent outside those hours counts from the start of the next business day, so a weekend email does not give 2 business days of notice for an invoice due Monday or Tuesday. With valid notice, no further invoice is raised and your site runs to the end of the month you have paid for. With late notice, the next invoice is charged as normal and the cancellation takes effect at the end of that month.
Do you offer refunds?
No. All sales are final, and that includes monthly fees, the build fee, extra revisions and any cost we pass through at what our providers charge us. We do not refund for a change of mind or for a month you did not use. The one exception is a duplicate or incorrect charge made by our billing: tell us within 30 days and we correct it within 10 working days. The build fee is charged only after you have approved your site, which is exactly why it is not refundable afterwards.
