Builders sold alongside domains are designed to get a small business a presence quickly: a homepage, contact details, a few sections and a form. For a brand-new brokerage that needs an address on a business card next week, that is a reasonable first step and we would not talk anyone out of it.
Inventory is the dividing line. Listings on a builder are either pages someone creates and retires by hand or a third-party search widget dropped into a page, and neither produces a catalogue of indexable listing pages that follows your feed. Add a roster, market pages and the need for any of it to stay current, and the model runs out before your listing count does.
The subscription is small. The cost is the hours: building each listing page, writing each market page, updating the roster, publishing content, checking the site still loads quickly on a phone.
