Luxury and boutique brokerages sell on presentation, and a template that handles white space, type and large photography well is not a trivial advantage. If your inventory is a dozen properties, your buyers arrive through relationships and referrals rather than search, and the site exists to look impeccable, Squarespace answers that brief at a fraction of a custom build.
Discoverability. A buyer searching a street name, a development or a neighborhood is looking for a page about that thing, and a beautifully designed portfolio page is not one. Our builds put the same design care into pages that also work as search destinations: a page per listing, a page per market, articles that link to both, and schema that tells a search engine what each page is.
Twelve listings is twelve pages someone edits by hand when a price moves and retires when a property closes. It is manageable until the week it is not, and the failure mode on a luxury site is embarrassing: a sold property still advertised as available in front of exactly the buyers you were trying to impress. Not natively in the way a brokerage needs. Brokerages typically embed a third-party IDX search tool, which lets visitors search but usually does not give each listing its own indexable page. Ask your IDX provider exactly what their embed exposes before deciding.
If it is producing the enquiries you need, do not. The reason brokerages move is discoverability and maintenance: listings that cannot be found by searching them, and pages that go out of date because updating them is a manual chore.
